When Middleton residents Dustin and Jodie were in search of the perfect home, a relaxed design ethos to mirror the beachside location of their block and space in which to raise a growing family topped the list.

Gallery Living’s four bedroom Renoir 230 provided the answer - with the added bonus of allowing them to make their own modifications to the design.

"We changed it around a little bit," Dustin says. "Russell, who we dealt with from Gallery Living, helped us with the way it faces and made sure it was positioned to bring in the sea breeze throughout the house." "We also made it a bit bigger and closed off the front lounge room."

Dustin and Jodie, who have two children - Porscha and Jordan - say the fresh, contemporary exterior, flexible floorplan and open plan living were attractive features of the Renior 230.

"It’s not your typical brick facade; we wanted something a bit more casual, with a beachy feel to it, so it fits quite well with where we are," Dustin says. "It’s really open, and brings in a lot of natural light. Having the spacious bedrooms for the kids and a lounge which we use as a play room was really important to us, too."

Dustin worked closely with Gallery Living to maximise the space of their block and ensure the beachside location was celebrated. "The building process was brilliant; we had a lot of help from Russell," he says.

"One of the reasons we chose the design was because it meant we could add an entertainment area in a space that fit well on our block.’’ With access from the main living and dining zone – and fitted with cafe blinds for weather protection – Dustin says the outdoor entertainment area has made hosting indoor outdoor functions at any time of year a breeze.

"We’ve had plenty of shows in the back area," he says. "The kitchen and dining area is right next to it, which means we can open up the doors and close up the blinds so it’s like one big room. "We can sit out there when it’s raining and cold and it’s just like being inside – it’s protected, which makes it a great spot for functions."

The home features four bedrooms, two living areas, an open-plan meals area and alfresco area, but Dustin says it’s the retreat-like master bedroom that is his favourite room.

"It’s a really nice size and the ensuite and walk-in robe are great features," he says. "Having that extra storage space is really handy."

And Dustin says the home’s main living, dining and entertaining hub offers a perfect space for interacting as a family. "It’s so big and there’s plenty of room to gather around the kitchen bench in the mornings.’’

Dustin and Jodie opted for simple design finishes to provide a blank canvas, allowing them to add personal touches as time goes by.

Combining indoor and outdoor living is what makes the Renoir 245 such an attractive prospect for home buyers. Marketing manager at Gallery Living, Helen Lowrie, says the home caters for all different
tastes and styles. "It is widely popular to all home buyers including young couples, older people and families," Helen says.

"People like that it’s different and that every space is designed for a reason." With four bedrooms, separate dining and lounge areas, an alfresco area and open-plan kitchen, the home is spread over more than 250sq m. "The fact that this house makes use of all the space is amajor attraction," Helen says.

The home"s facade is modern and sleek, with a combination of light grey rendering, a white
roof and several windows. A paved driveway and undercover porch lead inside to the central hallway, which extends to the open-plan living area and kitchen.

The master bedroom is located at the front of the home and features built-in wardrobes, a spacious ensuite with double shower and large windows, giving the room a fresh and airy feel.

Opposite the bedroom is the formal lounge room, which can be kept as is or transformed into a home theatre or games area, depending on individual desires. A half-wall separates the lounge and the formal dining room, which is a great option for entertaining guests.

"When entertaining, the blokes can sit outside and have a casual beer while the girls can use the formal area for a private chat," Helen says. The double garage has a door opening on to the dining room, with easy access straight through to the kitchen.

The large, modern kitchen has an island bench with breakfast bar and overlooks the casual meals area and informal living space. "For those who love formal entertaining there is the dining and lounge rooms but for those following the trend of casual entertaining there is the open-plan area and alfresco," Helen says.

A sliding door off the meals area opens on to the alfresco area, which is fully decked and half undercover, half open to the elements. From the kitchen, there is an opening leading to a hallway that connects three bedrooms, a bathroom and the laundry. The large three-way bathroom backs on to the laundry, which offers large amounts of bench space and outdoor access.

With a flexible floorplan that looks good from any angle you choose, the Renoir 230 ticks all the boxes.

From the facade, the modern theme is set with amix of materials in cream, white, chocolate and charcoal.

Throughout the home, there is space to come together as a family or separate rooms to retreat and relax alone. Lee Goddard, from Gallery Living, says the design is suited to a modern family who appreciate space and style.

"As soon as you walk in, there are lovely high-vaulted ceilings which give the feeling of space," Lee says. "To the left-hand side is themaster bedroom featuring a beautiful boxed bay window and lovely ensuite." There is also a large walk-in pantry and lots of space to stretch out and relax.

Strategically placed opposite the master suite is the formal lounge, with a largewindow overlooking the front porch. "We designed this room to be more of a parents’ retreat and, being right opposite their bedroom, it is very convenient," Lee says.

"Mum and dad can relax and watch a movie or entertain friends while the children play in another area." The formal lounge has two access points, one of which leads to the openplan meals and kitchen area. Also linked to the meals space is the double garage.

"The direct access from the garage inside was designed for convenience and security," Lee says. The large kitchen, which features a breakfast bar, large walk-in pantry and overhead cupboards, overlooks the alfresco area. Lee says, "The under-cover outdoor area is like an extension of the kitchen and living space.

Entertaining will be a dream in any weather." Accessible from the kitchen is the home theatre,which is a great area for the kids. "It’s nice for the kids to have this separate little area that they can use," Lee says. "However, with the open-plan design, mum and dad can still watch over them."

From the kitchen, a hallway links the three remaining bedrooms, laundry and bathroom. An innovative three-way bathroom provides plenty of room for a family and offers a bathtub and linen cupboard. Two of the bedrooms have built-in wardrobes and all the rooms have large windows, bringing the outside in.

"This floorplan is very flexible so you can easily change one of the bedrooms into a study or sewing room," Lee says. "We also wanted to keep things very modern and natural so the homeowner can decorate as they wish." With the environment in mind, Gallery Living built the Renoir 230 with the latest lightweight and eco-friendly materials.
