Light, bright and inviting are just a few words which spring to mind upon entering Gallery Living's cleverly designed two-storey Cezanne 290 display home at St Clair.

From the moment you set foot inside that airy hallway landing, to the upstairs sleeping wing's spacious layout, it's clear Gallery Living have designed this home with a focus on ensuring comfort for a large family, and zoned areas for memorable nights entertaining with friends.

Room-to-room, enormous windows flood each space with light and freshen up the display's sleek design specs. But it's the way this design incorporates yet secludes each living area which makes it stand out from the crowd.

Inclusions such as room dividers and square columns to the entrance of living areas within the open-plan ground floor ensure while each living zone feels private, it is not blocked off from the surrounding spaces - striking the balance between privacy and openness.

According to Gallery Living's Juliet Haslam, a layout with a unique approach to family living was just what they were after when coming up with the slim design.

"We wanted a spacious two-storey home that broke away from traditional thinking and is at the cutting-edge of residential design trends," Juliet says.

"The use of open plan space was to minimise corridors wherever possible, and the multiple living areas allows the family to find their own space or come together."

Even from the kerbside, with its contrasting facade and dominating street presence, it's clear the Cezanne 290 is not your average family home.

"We wanted a home with massive street appeal outside but inside made the most of passive energy from north, while minimising overheating from the west," Juliet says.

"Too many two-storey homes are bulky and bland when it comes to addressing the street. Our articulated plan creates a soft but stylish street frontage without overcrowding the frontage."

Not only does it make a fabulous first impression - the Cezanne 290's use of energy-efficient materials throughout secure it on the forefront of contemporary eco-friendly design.

It's a stylish home with heart, built to cut costs in the long-term. "By avoiding materials that hold excess heat (eg clay bricks, concrete roof tiles) a real flexibility of design is opened up to us, and this allows us to use more glass in  the northern living areas which dramatically reduces heating requirements for winter," Juliet says.

"Outside, the use of shaded pergolas for summer, combined with the materials we use also means you can significantly reduce your cooling costs, and careful placement of windows allows for cross-ventilation as well as lower to upper venting of house."

Aimed at families with a penchant for luxurious yet  functional living, the home's master suite is one of its greatest assets - described by Juliet as "a sanctuary for parents".

Located on the ground floor, the suite is tucked off the kitchen/ dining/living hub with a short hallway leading through to the main bedroom.

Complete with a built-in robe and large ensuite with a shower and bathtub, there are also sliding doors opening to the rear courtyard and garden.

An European-style laundry, added to save valuable space while not compromising on storage, and bedroom one's built-in robe share a wall, blocking out noise from the kitchen and meals area.

Designed with a generous elongated island bench ideal for gathering around as a family or friends after work, the kitchen is an entertainer's dream, with loads of storage and counter top space.

Mere steps from courtyard access, it feels connected to the outdoors while maintaining a centrestage position. "Everything centres around the kitchen as a hub of the home," Juliet says.

"It allows for flexibility in indoors/outdoors or cheese and wine at the extended kitchen island bench." As you climb the stairs (there's a convenient guest powder room tucked underneath it), it becomes evident how thoughtfullyplanned each nook and cranny of the home is - with windows to brighten passageways and recesses to streamline furniture.

While the upper level of the home is a dedicated sleeping and living area for children, it maintains the openness of the ground floor - when you walk upstairs, you don't feel as though you're intruding.

All three bedrooms are set along a private hallway, feeding from a generous rumpus room ideal for hosting sleepovers - and far enough from the parents' bedroom to not disturb the peace.

The bedrooms share a central bathroom with a shower and vanity with ample storage, while opposite is a separate toilet.

According to Juliet, visitors to the display - dressed with a fresh colour palette and Nordic-minimalist ethos, are impressed by the home's modern appearance, lightfilled living areas and costconscious design.

As allotments get smaller and smaller, the need for clever modern designs which fit neatly on a block without compromising on space has become paramount. When shopping for a compact family-friendly design, zoned living for privacy, spacious bedrooms and ample storage space must be considered. Gallery Living's two-storey Vermeer 210 is designed for courtyard allotments and combines a focus on space and low-maintenance living for a family.

While comfortably fitting a small space is central to the design, it also includes areas to entertain and luxury touches. A commanding facade with a slick contemporary aesthetic and mix of materials gives instant street appeal, and with a design encouraged to be built on northern rear-facing allotments, floods of natural light will wash over the interior thanks to a sea of windows. The aspect of a block of land can be an important factor when it comes to choosing the right home design.

A northerly aspect will give living areas a great source of light year round and also provide passive heating in the cooler months, which in turn helps save on your energy bills.

Gallery Living’s Picasso 245 is a long design of 26.3m deep by 14.3m wide that’s suited to a conventional block, but also will provide the maximum benefits to homeowners if built with one side facing a northerly aspect.

This four-bedroom plus study (or fifth bed) design, offers sleeping quarters along one side of the home, preferably south facing, so that living areas run in a long line on the northern side.

At the rear is the main family area with access outdoors to a deck. The kitchen is halfway along the space, and faces outwards through a wall of glass and overlooks the side garden.

The main bathroom is a three-way design and also has plenty of linen space, and is positioned between the other bedrooms in the wing behind the kitchen. The laundry is located here too.

When Middleton residents Dustin and Jodie were in search of the perfect home, a relaxed design ethos to mirror the beachside location of their block and space in which to raise a growing family topped the list.

Gallery Living’s four bedroom Renoir 230 provided the answer - with the added bonus of allowing them to make their own modifications to the design.

"We changed it around a little bit," Dustin says. "Russell, who we dealt with from Gallery Living, helped us with the way it faces and made sure it was positioned to bring in the sea breeze throughout the house." "We also made it a bit bigger and closed off the front lounge room."

Dustin and Jodie, who have two children - Porscha and Jordan - say the fresh, contemporary exterior, flexible floorplan and open plan living were attractive features of the Renior 230.

"It’s not your typical brick facade; we wanted something a bit more casual, with a beachy feel to it, so it fits quite well with where we are," Dustin says. "It’s really open, and brings in a lot of natural light. Having the spacious bedrooms for the kids and a lounge which we use as a play room was really important to us, too."

Dustin worked closely with Gallery Living to maximise the space of their block and ensure the beachside location was celebrated. "The building process was brilliant; we had a lot of help from Russell," he says.

"One of the reasons we chose the design was because it meant we could add an entertainment area in a space that fit well on our block.’’ With access from the main living and dining zone – and fitted with cafe blinds for weather protection – Dustin says the outdoor entertainment area has made hosting indoor outdoor functions at any time of year a breeze.

"We’ve had plenty of shows in the back area," he says. "The kitchen and dining area is right next to it, which means we can open up the doors and close up the blinds so it’s like one big room. "We can sit out there when it’s raining and cold and it’s just like being inside – it’s protected, which makes it a great spot for functions."

The home features four bedrooms, two living areas, an open-plan meals area and alfresco area, but Dustin says it’s the retreat-like master bedroom that is his favourite room.

"It’s a really nice size and the ensuite and walk-in robe are great features," he says. "Having that extra storage space is really handy."

And Dustin says the home’s main living, dining and entertaining hub offers a perfect space for interacting as a family. "It’s so big and there’s plenty of room to gather around the kitchen bench in the mornings.’’

Dustin and Jodie opted for simple design finishes to provide a blank canvas, allowing them to add personal touches as time goes by.

With four bedrooms, separate dining and lounge areas, an alfresco area and open-plan kitchen, the home is spread over more than 250sq m. "The fact that this house makes use of all the space is amajor attraction," Helen says.

The home"s facade is modern and sleek, with a combination of light grey rendering, a white
roof and several windows. A paved driveway and undercover porch lead inside to the central hallway, which extends to the open-plan living area and kitchen.

The master bedroom is located at the front of the home and features built-in wardrobes, a spacious ensuite with double shower and large windows, giving the room a fresh and airy feel.

Opposite the bedroom is the formal lounge room, which can be kept as is or transformed into a home theatre or games area, depending on individual desires. A half-wall separates the lounge and the formal dining room, which is a great option for entertaining guests.

"When entertaining, the blokes can sit outside and have a casual beer while the girls can use the formal area for a private chat," Helen says. The double garage has a door opening on to the dining room, with easy access straight through to the kitchen.

The large, modern kitchen has an island bench with breakfast bar and overlooks the casual meals area and informal living space. "For those who love formal entertaining there is the dining and lounge rooms but for those following the trend of casual entertaining there is the open-plan area and alfresco," Helen says.

A sliding door off the meals area opens on to the alfresco area, which is fully decked and half undercover, half open to the elements. From the kitchen, there is an opening leading to a hallway that connects three bedrooms, a bathroom and the laundry. The large three-way bathroom backs on to the laundry, which offers large amounts of bench space and outdoor access.

From the facade, the modern theme is set with amix of materials in cream, white, chocolate and charcoal.

Throughout the home, there is space to come together as a family or separate rooms to retreat and relax alone. Lee Goddard, from Gallery Living, says the design is suited to a modern family who appreciate space and style.

"As soon as you walk in, there are lovely high-vaulted ceilings which give the feeling of space," Lee says. "To the left-hand side is themaster bedroom featuring a beautiful boxed bay window and lovely ensuite." There is also a large walk-in pantry and lots of space to stretch out and relax.

Strategically placed opposite the master suite is the formal lounge, with a largewindow overlooking the front porch. "We designed this room to be more of a parents’ retreat and, being right opposite their bedroom, it is very convenient," Lee says.

"Mum and dad can relax and watch a movie or entertain friends while the children play in another area." The formal lounge has two access points, one of which leads to the openplan meals and kitchen area. Also linked to the meals space is the double garage.

"The direct access from the garage inside was designed for convenience and security," Lee says. The large kitchen, which features a breakfast bar, large walk-in pantry and overhead cupboards, overlooks the alfresco area. Lee says, "The under-cover outdoor area is like an extension of the kitchen and living space.

Entertaining will be a dream in any weather." Accessible from the kitchen is the home theatre,which is a great area for the kids. "It’s nice for the kids to have this separate little area that they can use," Lee says. "However, with the open-plan design, mum and dad can still watch over them."

From the kitchen, a hallway links the three remaining bedrooms, laundry and bathroom. An innovative three-way bathroom provides plenty of room for a family and offers a bathtub and linen cupboard. Two of the bedrooms have built-in wardrobes and all the rooms have large windows, bringing the outside in.

"This floorplan is very flexible so you can easily change one of the bedrooms into a study or sewing room," Lee says. "We also wanted to keep things very modern and natural so the homeowner can decorate as they wish." With the environment in mind, Gallery Living built the Renoir 230 with the latest lightweight and eco-friendly materials.

The house's exterior makes a statement with white window frames contrasted against steel grey walls; the two-tone colour palette an amendment to the original design reflecting the homeowners’ eye for detail. Standout features don’t end at the front door with Gavin and Bec Jones intent on updating their environment after living in a dark and enclosed ’70s-style house.

"We really wanted a free-flowing living area," says Bec. "In our old house the kitchen was tucked out of the way, whereas here I can be standing at the kitchen bench keeping an eye on the kids playing outside.

"All three of them fit along the bench for brekkie and during the 5 o'clock rush my eldest can sit up and read her reader to me while I cook dinner." Home to Ava, 6, Eli, 3 and Piper, 10 months, the plan revolves around the family dynamic with the children's bedrooms and study parallel to the living area. These rooms are connected to the laundry and bathroom by a passageway that, along with the bedrooms, is one of the few carpeted areas in the house designed to reduce noise.

"With young children we were mindful of creating spaces for our family to grow into," says Bec. "At the moment the two girls share a room and the study is used as a playroom, which is ideal because it keeps all their toys in one place instead of littered all over the house.

When the girls get sick of each other it can turn into a fourth bedroom. "I am one of three children as well and I can still remember the fights we had over our one bathroom so when we built, we made sure to include a separate toilet outside of the main bathroom and an ensuite."

The front of the house forms an adult retreat with a second lounge adjacent to the main bedroom complete with a generous ensuite.

Having the rear family room at a distance was a decision the pair made in preparation for three teenagers who may like their privacy.

"The linen cupboard by our bedroom is the thing everyone is jealous of," says Bec. The storage area backs on to the garage, which was connected to the house in an effort to make life easier with little children.

"Joining the garage to the house saved space and when it’s raining it is extremely handy to be able to run the groceries straight inside to the kitchen," says Bec.

"The kitchen really is the heart of the home. We extended a deck outside from the kitchen for that reason: to make more space to congregate and enjoy the garden."

An open layout and high ceilings create a feeling of spaciousness throughout this villa design. New homeowners Isaac Majba and Jessica Woods chose the plan for its compact layout that included three bedrooms.

"Some modifications were made to the display home," Isaac says. "The kitchen we built is considerably larger and includes customised appliances. I wanted more room for food preparation.

"We eliminated the walk-in pantry. This gave us extra scope to include pot drawers and other storage spaces."

The couple enjoy hosting parties and credit the expansive rear room with being the ideal space to entertain. The layout of the kitchen, living area and dining suite allows them to duck in and out of each area without neglecting the party. An alcove off the hall acts as a second living zone, ideal for smaller gatherings.

Without a wall closing it in, the room remains light and airy. Cosy furnishings bring a homely feeling to the open layout.

"Choosing the furnishings and interior design features was a lot of fun," Isaac says. "Jessica and I have very similar tastes. "From the colourful glass splashback in the kitchen to the painted feature wall in our bedroom and the decorative tile frieze in the bathroom, our design is unique to us."

A centralised study doubles as a cellar for the couple’s burgeoning wine collection. In contrast to the walk-through lounge, the room gives the pair a private area to store their belongings.

"Capitalising on the block’s potential was very important when building," Isaac says. "We scoured our plan looking for places to add storage and ways to maximise the design.

Simplifying the three-way bathroom into a single entrance gave us extra space, which we utilised in other areas such as our ensuite."

The roomy ensuite is an upgrade from the standard design, being nearly as large as the main bathroom. With two occupants sharing the home, the ensuite acts as the everyday rest-room, while the other is for guests.

"Having three bedrooms was a non-negotiable," Isaac says. "Not only for the additional resale value, but it also gives us the option of having friends stay over and space to expand our family in the future. The house is more than big enough for two at the moment.".
